Need a new roof?

Get at least several bids. Prices from different firms for the same work often vary by 100%. Use estimators as your consultants – getting feedback from each to decide exactly what needs to be done. Than go back to each with the final description of what you want so the bids are for the same work. Ask for proof that the firm is licensed and that it has liability and workers; compensation insurance. Get a copy of the warranty from the manufacturer of whatever roofing materials are used and get a warranty on the roofer’s work – ideally for 5 years or more. Get a fixed price contract. Specify details such as whether old shingles are to be removed, whether flashings are to be removed and who is responsible for cleaning up and hauling away debris. Arrange to pay for the work as late in the process as possible. And try to reserve the final payment until the roof has been tested in stormy weather.
