Family Friendly New Years Eve

Looking for a cheap, family friendly way to spend New Years Eve? Check out Alexandria First Night. It is an alcohol-free, family friendly event running from the Masonic Temple to the Waterfront in Alexandria. Admission is $12 for an adult online before December 25 and $15 at retail locations throughout Alexandria. The prices increase to $17 and $20 after Christmas. Active military and children 12 and under get in free!

The fun starts at 5pm and ends with fireworks at midnight. In between you will find events on 38 indoor stages with 175 performers that will include comedy and magic shows, musical and dance performances of many varieties, and face painting, among many others.

If you are looking for a relaxed but elegant place to have lunch, consider going to Restaurant Eve in Old Town Alexandria for their lunch special. If you dine at their swanky bar, you can choose two things on their prix fixe lunch menu for a total of $12. For your two choices, you can choose from wines, cocktails, appetizers, main courses, specials of the day and dessert. I recommend the mussels for a first course or the birthday cake for dessert! I'm Dreaming of a Green Christmas

Here are some quick suggestions for having a green Holiday season!

1) Replace your holiday lights with LED holiday lights. They are more energy efficient by using 75-90% less energy (making them less costly!), safer (as they will not burn the tree), and can last up to ten times longer.

2) Wrap your presents in cloth or a pillowcase and tie with a ribbon! You could also wrap your gifts in newspaper, old maps, magazine covers or paper bags so the discarded paper can be reycled, unlike the traditional wrapping paper.

3) Try to avoid fake Christmas trees as they are not enviornmentally friendly. The best option is to get a live, uncut tree which can be replanted after the Holidays.

4) Don't throw away old electronics after you get new ones! Donate them or make sure they are recycled.

Inaugural Ball Information

Go to About.com Washington, DC to find out all about the inaugural balls planned for January 19-21, 2009. The official balls have not yet been announced, but there are dozens of state organizations and others who will be celebrating. And the National Building Museum – always an official ball site – will be conducting tours during January giving the history of the balls at that venue. Tours are on the hour from 10-4 Monday through Saturday and 11-4 on Sundays. The museum is at 401 F Street across from Judiciary Square Metro. Nbm.org.

The Majestic Cafe

Last week, Marty and I dined at the Majestic Cafe on King Street in Alexandria (it is owned by the same people who own Restaurant Eve). One of our family's favorite restaurants, you can count on dining on delicious food in a "casually swank" -as they like to call it- atmostphere. One of my favorite parts of the Majestic Cafe is starting with the delicious Ceasar salad. Someone on the wait staff wheels out a cart and makes the dressing in front of you. You also get the option of adding anchovies, which I think is a must and completes the salad nicely. I also really enjoy the Seafood Stew and the meatloaf.

One thing I have not yet tried at the Majestic is Nana's Sunday night dinner. Every Sunday night, the restaurant offers a family style meal which rotates monthly and is specific to the season. This month they are offering a Christmas Dinner of Roast Beef with Red Wine-Horseradish sauce, Mixed Greens with Berkshire Blue Cheese, Scalloped Potatoes, and Sauteed Wild Mushrooms. You even get Chocolate Cream Pie for dessert! The family dinner serves a max of four guests at a total cost of $78. However, you can pay an additional $25 per extra person. I would highly recommend trying the Majestic if you haven't yet-- but make sure to make a reservation! They fill up fast. Enjoy!

Rental escalations!!!!

The world of real estate constantly amazes me. It is never dull. As the market has slowed and sellers refuse to lower prices below a certain point we are doing more rental business than we have in a long time. People moving into the area are adopting a wait and see approach partly because they can’t sell their homes where they are coming from and partly because they can’t figure out which way our market is moving—up,down, sideways? For that reason they are renting and just today we are starting to see the effects of this trend—multiple rental offers with escalating offers! That tells me it is time to start putting money into investment property instead of other places (like the stock market!). Investment in rental real estate makes sense when the rents you can receive are equal or greater than your monthly outlay. Since job growth in our area is still steady, there will be a steady supply of tenants for properties that show well and are in convenient locations. Busy Moms and Dads- Cross the Dreaded Grocery Store Trip off the List!

Before kids, I used to love to grocery shop. I liked meandering the aisles, checking out the produce, planning menus in front of the seafood case or the butcher counter. Even standing in line at the deli was fun because I could think up creative combinations of all the various choices and got ideas for salads. Now, with 2 young rambunctious boys, grocery shopping is anathema to me. Not only do I not have the time, the whole trip is a battle from arrival to check out. “Why can’t we get the car cart Mommy?” “Oh Please can we get this fill-in-the-blank no-nutrition product with Spiderman, Dora, Star Wars whatever printed on the package.” And so on and so on.

In my search to eliminate this dreaded task, I tried Peapod- which is a great but required more planning than I could handle. I also didn’t like all the packaging required to keep my groceries in tip-top shape. Then along came Harris Teeter- Express Lane! Harris Teeter you are my hero! Finally, a store that understands my needs!

This terrific service is well worth the $4.95 it costs to use. Like Peapod, you order online but instead of scheduling a delivery, you schedule a pick-up window. You can order from the bakery, deli and all the departments including wine- (another feature I love) There is also a space to type notes in to your personal shopper. For instance, we like to buy our bananas ripe for making smoothies so I type that in. My husband is very picky about his coffee and likes it ground a certain way so I type that in. You pay online and off you go about your business until you are ready to pick up your order. Then you just pull up to the store during your scheduled window and your personal shopper brings the groceries right out to your car. The kids stay buckled up and off we head home with just what we need and none of the hassles and none of the impulse buys that are occasionally necessary to avoid a full scale meltdown. “Next to Normal”

Arena Stage is building a new complex in Washington so their plays are now split between the Lincoln Theater in Washington and a former movie theater in Crystal City (under the Crystal City Marriott). Their newest venture is a musical – “Next to Normal” - based on a woman’s nervous breakdown. It’s not pleasant to sit through an overly loud performance that lacks any choreography or talented voices. We left at intermission. The theater is great, however, and Crystal City has been revived with some great restaurants such as Jaleo and Ruth Chris' Steakhouse.

The Holiday Rush!!

Now I know why Black Friday was a successful day for retailers. The smart people figured out that with Thanksgiving landing so late in the calendar year there is only three weeks until Christmas Eve as I write this!! I have barely put away the dishes from the weekend and polished off the left overs and am now faced with getting out the decorations, planning the party and buying the gifts. The economy will be sure to suffer since there are just not enough shopping days to get everything done! So buckle your seat belts and head to the shops because we are short a week this year which will make for a whole lot of humbugging in about a weeks time as reality sets in.

Finally, some good news for the mortgage industry!

In a move to increase credit availability, the Federal Reserve and Federal Home Loan Banks announced that they would purchase up to $600 billion in Mortgage-Backed Securities (MBS), exciting news that sent interest rates for 30-year fixed-rate mortgages plummeting below 6.00% and near the lows for the year!

If you have been on the fence about buying or refinancing a home, now is the time to act. Interest rates are extremely low and home prices in some areas are at 2003-2004 levels. Add to that recent declines in energy prices and lower consumer interest rates, and you have a great holiday recipe for success, but only if you give us a call.

Save money!

All of us are interested in saving a few pennies right now. Here’s some suggestions for lowering your electric bill: Seal any openings to the outside with duct tape or silicone sealer, weather strip doors and windows, insulate your water heater and water pipes, turn lights off when you leave a room even if only for a few minutes, wash dishes when the dishwasher is full, same for the laundry when you have a full load, turn down the thermostat to 70 or below and think about buying a programmable thermostat so you can turn down the heat even further when you are under a cozy quilt!

There's really nothing like a good pizza

Want to please the whole family for an evening out this Thanksgiving break? Head to Piola, a delicious pizzeria in Rosslyn. Piola is an Italian pizza chain with locations across the world. The original restaurant was in Italy and all locations have been modeled after that first pizzeria. Sue, Marty, my friend Lauren and I dined at Piola last week and loved it. The personal pizza's were large enough to take some home with you, but not so large that they seemed daunting. The service was also impeccable. Only suggestion- don't go here for an intimate night out as the music is loud and makes it slightly difficult to hear the conversation at your table. But all in all, we highly recommend this upscale pizzeria for a casual, but classy night out.

Gear up for the Holiday Frost with a Night out: "Frost/Nixon" now playing at the Kennedy Center!

“Frost/Nixon” at the Kennedy Center stars Stacy Keach as President Nixon. The first half of the play is a run up to the famous David Frost television interview about – mostly – Watergate. The tension grows as the play proceeds and the last half hour is pretty fascinating as Frost gets Nixon to admit to some transgressions. For those of you who are too young to have followed the Watergate story, this will be a history lesson. For those of you who listened to every detail, this play will be an interesting reminder of those times. Through November 30th. And don’t forget that every night at the Kennedy Center at 6 p.m., there’s a full hour of free entertainment. This month from the 23rd to the 29th, the emphasis is on jazz. Temperatures have plummeted reminding us all that winter is just around the corner. Warwick Village- Alexandria Hot Spot

We try to keep an eye out for "hot neighborhoods" in the D.C. metro area. New Tax Incentives from the Rescue Plan

Here is an excerpt we saw in a financial tips newsletter and thought would be useful to post on our blog. Please let us know if you would like more information or if you would like to receive the newsletter!

"Within the 451 page Rescue Bill are nearly 100 tax code changes that directly affect individuals and business owners, including education deductions, sales tax, energy credits, and even new disaster aid. Other tax breaks, which were due to expire, were extended, including property tax deductions, the Mortgage Debt Forgiveness Act, and the shield for the Alternative Minimum Tax (AMT). The property tax provision, set to expire in 2008, has been extended to 2009, and allows up to $500 ($1000 for joint filers) in deductions in addition to the standard property tax deduction – even if you don't itemize! The Mortgage Debt Forgiveness Act, extended to 2012, was designed to protect those who already lost their homes due to foreclosures from facing an additional tax penalty for qualifying cancelled or "forgiven& quot; debt of up to $2 million. And, finally, the Rescue Bill also saves about 23 million Americans from the dreaded AMT, a kind of extra tax that some people have to pay on top of their regular income tax created by the Tax Reform Act of 1969.

These are just a few of the potential tax benefits created or extended by the Rescue Bill. As always, there are specific qualifying standards, and so it is essential to speak with a qualified tax professional about these and other tax benefits that could help you lower your tax bill and increase your confidence in today's tumultuous financial markets. "

Spice up your weekend with Sgt Pepper

Tonight is the opening of a new exhibit at the Govinda Gallery in Georgetown. The new exhibit of Henry Grossman's work is called Kaleidoscope Eyes: A Day in the Life of Sgt Pepper and is a series of photographs taken of The Beatles during a single night's session recording "Lucy In the Sky with Diamonds". This never before seen exhibit will run from November 14-December 23. A friend of mine works at the gallery and I plan to see the exhibit soon-I can't wait!

St.Coletta's Fundraising Gala

This Saturday evening is the auction and gala for St.Coletta of Greater Washington. I am currently Vice President of the Board and this cause is something I hold close to my heart.

Change is coming to Washington. Does it hold true for our real estate market?

Election day is over and everyone in the Washington, DC area is anxious to see what will happen in the real estate market. Right now, property is selling and prices are holding in close-in neighborhoods. After the election in 2006 the market experienced a surge of activity in late November and December which are typically quiet months. Will we see that again in 2008? So far there is not much pick up in showings but we are seeing more serious buyers coming through the open houses gearing up to buy in 2009. Spring promises more activity which should help keep prices level—don’t expect to see any increase in prices. What we see right now is likely what we will see in 2009.

Power Hours at the Corcoran

Last evening, I went with Sue and several of her friends to the Corcoran Gallery of Art in D.C. On Thursday evenings, they have an event called Power Hours. For $25 dollars per person, you receive a ticket to the current exhibit "Richard Avedon: Portraits of Power", two glasses of very good wine and a cheese platter. The cheese platter also included bread and a little bit of meat--enough food to keep you full for the evening- or at least until you get home for a little snack! The wine pours were generous. I had the sauvignon blanc which was delicious. After the meal, you are granted access to the exhibit which was incredibly powerful and moving. Over his 5 decades in photography, Richard Avendon photographed government, society and artistic leaders, as well as everyday citizens. Some of his more memorable shots include Sean Penn, Kathryn Graham, Karl Rove, George Wallace, Bob Dylan, Henry Kissinger, Lady Bird Johnson and Barack Obama after giving his speech at the Democratic Convention in 2004. It's a great exhibit and and a great deal, as tickets are usually $14. Add in two glasses of good wine and some hours dourves for a total of $25- it's definitely worth a visit...or two!

Comfort Food

When the weather cools, we often look to food to warm our spirits. Look no further than Hard Times Cafe. They have locations throughout the DC metro area including spots in Alexandria, Clarendon and Bethesda--even in Nationals Park! Some of my favorites in clude the 3-way chili mac, which is spaghetti, cheese and chili or the Chili Cheddarburger. If you want just chili alone, I recommend the meaty Texas Chili, but they will all do the trick. Their chili goes especially well before or after a Redskins victory!

An Inexpensive Evening at the Theatre

Tickets are $12 for “An American Daughter”, Wendy Wasserstein’s political comedy about a woman (played by Margaret Bush) nominated by the President to be Surgeon General and the resulting chaos. Ms. Bush is an excellent actress and the subject is topical. Plenty of seats at the Lee Center in Alexandria for this Port City Playhouse production on Friday and Saturday evenings through November 15th. Call 703 838 2880 for directions and tickets. And an inexpensive place to eat before the theater is Pines of Florence on upper King Street just east of Metro. Pumpkin Patch 2008



Our annual pumpkin patch was great fun despite the blustery weather and the rain that rolled in. Treats were enjoyed by our Seminary Ridge neighbors as well as so many of our clients and their children. It has become a great tradition and we enjoy seeing everyone picking their pumpkin! Winter is coming...

Before the first frost, remove your garden hose from the outdoor faucet and turn off the water supply at the shutoff valve inside the house and open the outdoor spigot to drain water from the line. And if you have radiators, use a flathead screwdriver to open the bleeder valves one by one, allowing air that has built up in the system to escape. Have your furnace serviced and remember to change your filters frequently.

Loud!!!

If you are interested in a restaurant where you can’t hear your dining partners’ conversation, I suggest you try Jaleo in Crystal City (especially when the flamenco dancer is doing her thing) or Oya at 9th and G in the District. Both have high ceilings and lots of stone so the noise just bounces around. Despite Oya’s $28 prix fixe three course dinners, it’s not the place to share a romantic meal. The bar is a happening place, but here again, it’s just plain noisy.

Embrace the Fall Weather w/ Pumpkin Cupcakes

I have a serious weakness for pumpkin cupcakes. A true beach bum at heart, I love them so much I almost wish for colder weather just so it can be pumpkin season--almost. To me, the combination of pumpkin and cream cheese icing is perfection. Today I came across a great looking recipe for treat of choice and I couldn't help but share it.

Ingredients:
2 1/4 cups all-purpose flour, sift before measuring
1 tablespoon baking powder
1/2 teaspoon baking soda
1/2 teaspoon salt
3/4 teaspoon ground cinnamon
1/2 teaspoon ground ginger
1/2 teaspoon ground nutmeg
1/2 cup butter, softened
1 1/3 cups sugar
2 eggs, beaten until frothy
1 cup mashed cooked or canned pumpkin
3/4 cup milk
3/4 cup chopped walnuts or pecans

Preparation:Sift together the flour, baking powder, baking soda, salt, ginger, cinnamon, and nutmeg into a bowl. Cream butter and sugar until light and fluffy; beat in eggs. Blend in mashed pumpkin. Stir in the sifted dry ingredients alternately with the milk, blending until batter is smooth after each addition; stir in chopped walnuts or pecans. Spoon batter into well-greased and floured or paper-lined muffin pan cups. Fill about 2/3 full. Bake at 375° for 25 minutes, or until a wooden pick or cake tester inserted in center comes out clean. Frost with cream cheese frosting, whipped cream, or leave plain. Makes about 24 cupcakes.

Cream Cheese Icing:

Ingredients:
1/4 cup butter
1 package (8 ounces) cream cheese, room temperature
1 pound confectioners' sugar, sifted
2 teaspoons vanilla extract

Preparation:Directions for cream cheese frosting Combine all ingredients in large mixing bowl; beat well until smooth. Makes enough cream cheese frosting for a 2-layer cake.

My Very Own Milkman

Growing up, I loved hearing stories about my parents' childhoods in their small town in Central Pennsylvania. It's the kind of place where everyone in town is known by name. The kind of place where after my grandfather passed away, people spoke of how they would miss seeing him sitting on his front porch, chatting with the local residents as they walked by-something he had been doing for over 50 years.

My mom used to tell me stories about walking to the corner store with her nickel a day to satisfy her sweet tooth, while my dad boasted about baseball victories celebrated with milkshakes at the same establishment. I'm not sure if there was a milkman in their town or not- but I always imagined it was the kind of place that would have one and I envied them. I had always wanted a milkman! In my young mind, they had the iconic American childhood and their hometown sounded like the perfect place for a kid to grow up.

Now that I am a little older, a recent college graduate, I recognize the value of having grown up in the Washington, DC area. The access to culture, entertainment, fine restaurants, travel and diversity is something my parents didn't have until they moved away. Still, the grass is always greener and I always yearned for a taste of that small town living--milkman and all--and today I found my chance!

My mom just told me about a neighbor who suggested South Mountain Creamery. This Maryland farm delivers fresh milk served in glass bottles, along with other homemade goodies such as apple cider, butters, jams, cheese, yogurt, eggs, breads and even homemade dinners- along with a variety of other local goods. Peking Duck

Craving Peking Duck, I went on line and put in “Peking Duck Northern Virginia”. Up popped Peking Gourmet and Duck Chang’s restaurants. Having been to Peking Gourmet many times, four of us decided to try Duck Chang’s this week end. Got a coupon on line for pork fried rice and that was the best part of the meal! At Peking Gourmet, the duck is carved with great flourish in front of you. Not so at Duck Chang’s where duck parts arrive on a platter accompanied by tough pancakes and stringy scallions. Then yesterday morning, the Post had a recipe for Peking Duck that involves hanging the bird out to dry overnight. Conclusion: Peking Gourmet!!

Shrek and Your Home- There's more in common than you think!

In the first Shrek movie, Princess Fiona is a stunning beauty by day, but in the dark of night is an ogre, afraid for the world to see who she really is. Though an ogre from her early childhood, she manages to keep her true appearance secret for years - until she is rescued by Shrek, who is clearly an ogre all day and all night.

We see some parallels in the drama being played out on the national stage with the federal government's takeover of Fannie Mae and Freddie Mac. (OK, work with us here.) Fannie and Freddie have played the role of Fiona, and they provided the liquidity for all of those mortgages - the good and the bad ones - that fueled the unprecedented real estate boom of the first half of this decade. Yet from birth, these organizations were part ogre, "government sponsored enterprises" spawned by the feds. And without proper parental supervision, Fannie and Freddie began to morph into full-fledged ogres - at least by night. With growing, and some say unchecked, power, the fate of the real estate world rested in the hands of the financial viability - let's say "beauty" - of these two companies. And when their dark-of-night accounting irregularities came to light, there was no hiding the fact that they had become ogres. Well-intentioned ogres to be sure, but ogres nonetheless.

In the movie, the marriage between Shrek and Fiona was one of true love, each seeing the other for who they really are. In Washington however, the federal government's takeover of Fannie and Freddie isn't a marriage born of love or even convenience - it is a shotgun wedding of necessity. Without their marriage, the entire "kingdom," not just real estate but the financial system as a whole, might have come crashing down. In fact, the federal "Shrek" is something of an adulterer in his efforts to service the kingdom, with flings with Bear Stearns, AIG and to top it all off, a massive bailout/rescue bill.

Ah yes, the bailout. Talk about an on again, off again, on again relationship! The prenuptial agreement that had to be hammered out for this marriage is so complex that even those who wrote it aren't fully sure what it means. The federal government has become a full-fledged polygamist, taking on enormous and unprecedented responsibilities. And the hope chest that each of the brides had was supposed to be filled with only the necessities to get them past the first, rocky months of marriage became filled to overflowing with additional promises to make all of the relatives happy. A little bit here to this group, a little more over there to the next one so that ultimately the majority would give their blessing to the unions. Those hopes chests are so laden as to appear barnacle-encrusted, with special deals and favors that are clinging so tightly to the system that they will be very hard, if not impossible to remove.

What comes of these marriages is yet to be seen. We do hope that there is ample time allowed for counseling, because there are reasons that the financial system is in such disarray. There are those who believe that misguided federal social policy spurred the origination of too many mortgages to those who could not afford them, and there are those who believe unchecked greed is the culprit. Should the stability of the real estate markets rest on the viability of just a couple of institutions, or perhaps just in the hands of the federal government? Or is neither of these the right approach? Either way, we hope that the hastily arranged - but altogether necessary - marriages will provide some stability and reassurance, and ultimately some calm. Then and only then can all the parties, including the far flung relatives (the taxpayers) who are expected to foot the bill, thoroughly examine the alternatives for long-term solutions.

Need a new roof?

Get at least several bids. Prices from different firms for the same work often vary by 100%. Use estimators as your consultants – getting feedback from each to decide exactly what needs to be done. Than go back to each with the final description of what you want so the bids are for the same work. Ask for proof that the firm is licensed and that it has liability and workers; compensation insurance. Get a copy of the warranty from the manufacturer of whatever roofing materials are used and get a warranty on the roofer’s work – ideally for 5 years or more. Get a fixed price contract. Specify details such as whether old shingles are to be removed, whether flashings are to be removed and who is responsible for cleaning up and hauling away debris. Arrange to pay for the work as late in the process as possible. And try to reserve the final payment until the roof has been tested in stormy weather.

Taste of Georgetown: Experience the best food, wine, beer and scenery DC has to offer

This Saturday brings the "Taste of Georgetown" to DC. At the event, approximately 25 of Washington's favorite restaurants will serve tasting portions of some of their signature dishes. There will also be a Wine Pavilion where you can pair your food with wine, Oktoberfest beer and cider.

Don't worry, the event isn't just for foodies. It also serves as a charity event that will benefit homeless outreach which provides psychiatrist care, shelter and meals through the Georgetown Ministry Center. There will also be live jazz by Blues Alley and fun activities for the kids providing a fun atmosphere for all.

The event is free to attend, but if you want to indulge in the food or the wine you have to buy individual tasting tickets for each place you plan to sample.

A Tale from Mr. McEnearney

Every Tuesday morning, all the real estate agencies have sales meetings and then go out to look at newly listed properties so they will “know the territory”. Yesterday morning at McEnearney Associates’ sales meeting, Mr. McEnearney stood up and, with almost childish pride, said he’d won a $50 gift certificate for submitting a short story about his 13 months stationed as a Navy officer at the South Pole. He left Christchurch, NZ on a warm spring day and landed many hours later in -135 degree temperature! During his stay there, temperatures went as low as -165. He came home to establish what is northern Virginia’s most successful – by far – agency and has led the pack for many years. His years in the Antarctic prepared him for the boom times as well as the more complex market we are facing today.

Jackson 20: A new favorite in Old Town

Lately, Sue has been enjoying the restaurant Jackson 20 on King Street. After I decided our family should try out the new restaurant in the Monaco Hotel a few months ago, it has become one of my mom's favorite places to dine for lunch in Old Town. (In case some of you didn't know, Sue is not only my employer, but also my mom). Just last week she ate there twice with two different friends, both of whom enjoyed the restaurant as well. She suggests the fried chicken salad while I recommend the macaroni and cheese. It's unlike any mac and cheese I've ever had before! While the food is great, I also love the decor. To me, it has the feel of a southern or western restaurant--but with a style that could be found in New York City. Do yourselves a favor and try it out-both for the experience and the food! It's located on King Street just a few blocks up from the Potomac River so before or after you dine you can meander down the waterfront or stop into the many shops Old Town has to offer.

Art on the Avenue

Saturday, October 4th, Del Ray is the site for an all day long festival of the arts. You’ll find crafts, jewelry, paintings, sculpture, music and wearable art along Mount Vernon Avenue from Oxford Street to Glebe Road. Go early to catch the Farmers’ Market at Oxford and Mt. Vernon and walk across the street for coffee under the umbrellas. When you are hungry for a snack, try the famous Milwaukee frozen custard at the Dairy Godmother. There are kid’s activities along the way as well as retailer’s Halloween decorations to see. Stop at the Taqueria for some Mexican food or plan to stay until evening for a gourmet meal at Evening Star. Boutiques and shops will be open. Take home some fancy cheese from Cheestique or pick up their picnic food to eat along the way. One of Alexandria’s most popular areas to live and shop, Del Ray is the place to be this Saturday. From Braddock Road Metro, west on Braddock and right on Mt. Vernon.

Clarification on down payment assistance (Changes Effective October 1st):

Cindy Small of Union Mortgage group has given us an update on the changes in the current mortgage market. Please let us know if you have any questions and we will be happy to put you in touch with her!


Here is some clarification to what has been eliminated as of October 1, 2008 and what is still available.

· What is Gone? Nehemiah, Ameridream or ANY down payment assistance programs, where the SELLER is contributing any assistance towards the down payment.

· What is still allowed? The Seller can STILL contribute to the closing and prepaids. With FHA (still only 3% from buyer), max seller contributions is still 6%, and with Conventional it varies from 1-6%. Attack of the Open House Balloons

What does a top producing agent dislike most about her job?? One might think the long and unpredictable hours would be it, but no. It's the balloons. The Sunday open house, struggling with your signs, popping and flying off into space balloons. I tried to ignore the balloon thing when I started my career in real estate. Back then I had to blow up my own balloons, tie the stupid knot and then tie on the string. That was back in 1992 when the market was rough. So one Sunday the helium was out or I had just had it with the balloons—I don’t remember which-- but I neglected to take balloons and tie them to the open house sign in front of the house. The house was an odd duck, overpriced but in a good location in Del Ray on a pretty busy street. Despite the fact that I had an ad in the paper, signs everywhere and had passed out flyers, my seller was livid that I did not have balloons on the sign at the front of the house. Explaining that other, more important factors would bring a contract did not work. We did finally sell the house but it was not because of the balloons. However, since the verbal thrashing I have made it a point to bring balloons to my open houses.

Now, 16 years later I am fortunate enough that one of my assistants will kindly blow up my balloons. But the round bouncy beasts still choose to attack me while I am driving my car, creeping up on me, blocking my rearview, and causing extreme hair electricity! Then, when executing another dreaded part of the job—putting up directional signs to the open house—the balloons wind up being tangled, or escape when you open the door and threaten all those nice birdies who live in the bay. At the end of the open one has the same balloons to contend with. I often try chasing children down the street offering my half dead balloons so they don’t die a slow death in my car. I am often greeted initially with blank stares but then I get some smiles as they realize I am one of those nice strangers.

I would be very happy if there was green movement toward all real estate agents and companies to stop with the balloons—save the bay, the birds and my static electric hair. Anyone willing to join me in this important effort? That way I can get back to what I really enjoy about this business--helping my clients make the best decisions in the topsy-turvey world of real estate!

A perfect time of year for Farmers' Markets!

I am a huge fan of Farmers’ Markets. The granddaddy of them all is the Alexandria Market at City Hall/Market Square. It opens at 5 each Saturday throughout the year and those in the know go really early to get the best flowers. Joseph squeezes fresh orange juice and sells his homemade mozzarella and there are crafts and baked goods and produce for sale around the fountain. Also on Saturday mornings is the Arlington Market at the Courthouse and the Del Ray Market at the corner of Oxford and Mt. Vernon Avenue.

And Sundays, the largest and most diverse market is at Dupont Circle. I like the small market at the corner of Columbia Pike and Walter Reed from 9-1 on Sundays. Free range and grass fed meats, produce, coffee, baked goods, soaps and folk music! And the newest market is across from King Street Metro on Wednesday afternoons – produce, Hispanic treats, baked goods and hand made soaps. Nothing can beat sun warned tomatoes, juicy melons, ripe peaches and sweet corn right from the farm that morning!!

A look into my crystal ball...

Dispensing real estate advice is one of the things I love to do best! If I only had a crystal ball—it would make the job so much easier. These new twists and turns may make the market more challenging to predict, but fortunately because I have been in the business for a while I have a pretty good sense of the market.

It's always interesting to see the effects of the economic turmoil as it effects our clients. I just received an email from a client who works in sales for a major hotel chain. She is really worried about her job and has wisely decided to hold off buying until she feels certain her job is not in danger. So sad! She has been saving her money for several years and taking good care of her credit so that she would be ready to buy. This would be the perfect time to buy—prices are low and rates are the best we seen in a while, but unfortunately she has no job security.

I have another client to whom I recently sold a great townhouse in Warwick Village. She has a secure job with the federal government. She tells me her friends are nervous about buying now. I’ve told her that the only people who should be nervous about buying now are those who need to worry about their jobs. On the other end of the spectrum I have a buyer who has been making a living as a day trader who got “caught” in last week’s market drop when his funds were frozen. Of course, the perfect house for him and his significant other came on the market. We can only hope that his funds become ”unfrozen” and the house remains on the market.

So here is my advice—if you have the funds and job security this may be one of the very best times to be buying property in our area. Don’t wait! The spring will likely bring a better market than we have seen in a while which means sellers will do better—not buyers!

Vote by Absentee Ballot- Save time and cut down on long lines!

Consider voting with an absentee ballot. Hundreds of thousands of new voters have registered in Virginia, and of course we want every one of them to vote---and everybody else. In the City of Alexandria alone, a record number of 72,000 voters are anticipated to vote this election.

If you have already decided whom you're voting for, voting via absentee ballot will free up space in the long lines at the polling places. We don't want anybody to turn away because there's a long line and they don't have time to wait to vote. Just call or email your county registrar or go to their website.

In Alexandria, the qualifications for absentee voting are as follows:

You commute and work for 11 of the 13 hours the polls are open. (Take into account those days when traffic is heavy or the weather is bad and it takes longer than usual to get to and from work.) You are a caretaker for a confined family member.


You are unable to go to the polls in person on Election Day because of an illness or disability.


You will be absent from Alexandria on Election Day because of work, or school, or vacation.

You can vote absentee in person at the Alexandria Voter Registration Office, 132 N. Royal St., or by mail. The "Proof" was in the food... and wine!

Marty and I tried a wonderful new restaurant in DC called Proof. It's located right across from the Verizon center and parking was easy with valet. We went with our friends Cindy and Bert Knotts to celebrate Bert's birthday. The name of the restaurant comes from a quote by Benjamin Franklin that "beer is proof that God loves us and wants us to be happy". However, the restaurant takes its name from the understanding that Frankling meant wine, as he was known to be a wine aficionado as opposed to a beer drinker--and the wine certainly was great.

The atmosphere was casual, the service was good but boy hold on to your plate or they will wisk it before you are finished! I had the heirloom tomoato salad as an appetizer and Cindy and Marty had the beet salad. Burt went for the recommended Ahi Tuna as an appetizer. The choices for entries were nice—Marty had the Pennsylvania pork loin and it riveled the dish that he loves at his favorite NYC rest called Savann. I had the Halibut—wonderful! It was great fun to venture out of our beloved Alexandria and a good time was had by all.

Great place to visit in Washington, DC

If you have never been to the National Building Museum, you have missed a glorious experience! Awesome great hall with huge columns and many exhibits including a permanent exhibit called “Washington: Symbol and City”. Best gift store of any of the museums – especially during the holidays. Daily docent led tours at 11:30, 12:30 and 1:30. Ongoing events such as the Building Zone for children ages 2-6 and “Green Community”. On Saturday, October 11th, you can participate in the Festival of the Building Arts with a nail driving contest, a construction vehicle petting zoo, a ballet featuring skid steer loaders plus glass designers, stone carvers and woodworkers. 10am-4:30pm at 401 F Street across from the Judiciary Square Metro stop. Stop in the Blueprints CafĂ© for lunch.
